The renovation of the Environmental Protection Agency’s Region 9 Headquarters met high standards for energy conservation, water conservation, resource conservation, indoor air quality, and other environmental factors, including the use of commissioning.
IA provided full-service interior design and architecture services for the building shell upgrades and served as the Architect-of-Record for the tenant improvements. The shell upgrades included the central plant, generator, entry plaza, building lobby, elevator cabs, elevator lobbies, restrooms, and loading dock. In addition, the project required the modernization of the HVAC, electrical, fire alarm/life safety, BMS, and metering systems. IA’s services for the tenant improvement project included value engineering; restack and swing space planning for 15 floors; design of the café; construction documents; and construction administration for the tenant floor build-out.
The existing building was LEED Platinum EBOM (Existing Building: Operations and Maintenance) certified, and the tenant improvements were LEED Gold CI (Commercial Interiors) certified.
