Regent’s new commercial real estate asset, 816 Congress, needed a
hospitality-focused redesign to convert the dated property into a user-friendly and welcoming environment.  

Built in 1983, the building’s unique geometry and various additions posed a complex design challenge. To create a plan that would meet Regent's objectives and resonate with the local community, the IA team researched workplace trends and benchmarked local buildings for inspiration.

The transformation of the entrance was a key element in redefining the building’s identity. A column was removed from the structure’s Congress Avenue colonnade to create an iconic arched portal as a unifying element repeated throughout the design. The existing courtyard was reimagined as a garden experience with clad columns, greenery, and soft curves. A new double-height glass façade bathes the building lobby in natural light, and automatic doors establish a seamless indoor-outdoor connection. 

Moving inside, the ground floor lobby exudes a refined West Texas aesthetic, and a finish palette of richly textured neutrals brightens the overall space. A central reception area welcomes guests with dimensional stone, a custom rope feature, and cold-rolled steel panels. Installations add a dynamic and playful component.

Key areas of the building were significantly redesigned. The elevator lobbies on levels 1, 3, and 15 feature detailed ceiling elements and uplighting, elevating the user experience by ensuring these transitional spaces are visually engaging.

The newly branded Waterloo Terrace on Level 15 is a social hub and work lounge with direct access to an outdoor area featuring spectacular views of the state capitol

Designed to encourage community and collaboration, the Level 3 tenant amenity center includes conferencing areas, a breakroom, and lounge spaces overlooking the serene courtyard garden below.

The refreshed space offers a variety of options for recreation and relaxation, making the building an attractive and compelling place to work and socialize. This comprehensive renovation revitalizes 816 Congress, differentiating it as an Austin landmark that reflects the city’s vibrant spirit and Regent’s forward-thinking vision.
